Players can sign up for playtests ahead of the game's 2027 release.
State of Decay 3 finally lifted the curtain on its gameplay during the Xbox Games Showcase on 8 June, giving fans their clearest look yet at how Undead Labs plans to evolve its open-world zombie survival series.
The new trailer showcased settlement building, co-op play, weapon customisation and plenty of zombie-slaying action, but the biggest takeaway is scale. In a follow-up interview published on Xbox Wire, Creative Director Kevin Patzelt revealed that State of Decay 3 features a map four times larger than a single State of Decay 2 map, introduces a shared-world multiplayer system, and adds dynamic Plague Nests designed to make every playthrough feel different.

What was shown in the State of Decay 3 gameplay reveal?
The trailer offered the first substantial look at State of Decay 3's gameplay, showcasing combat, exploration, settlements and multiplayer features running in Unreal Engine 5. One of the biggest questions following the showcase was whether the footage represented actual gameplay. According to Patzelt, it did.
"Everything shown in the trailer is from the game. We did not use CGI," he said. While the reveal focused heavily on combat, Patzelt stressed that it only scratches the surface of the experience, with settlement building, community progression and simulation systems remaining central to the survival sandbox.
What are Plague Nests in State of Decay 3?
Among the trailer's biggest reveals were Plague Nests, a new evolution of State of Decay 2's Plague Hearts. Patzelt described them as dynamic enemy hubs that grow, react and spread throughout the world. "Think of it as an enemy with its own plans," he said.
Different nests can develop unique behaviours, with some rapidly expanding across the map while others become increasingly dangerous over time. The system is designed to keep playthroughs unpredictable and reinforce one of the studio's core design philosophies: consequences. "If you wanted to sit on a hill and watch your settlement burn, the game's gonna do it," Patzelt said. "The enemy is coming towards you whether you act or not."
State of Decay 3's map is four times larger than a State of Decay 2 map

According to Patzelt, the playable area is roughly four times larger than a single State of Decay 2 map, with the entire world available to explore from the start. "The playable space for a player is about four times the size of a single State of Decay 2 map," he said. The larger environment is intended to support exploration, scavenging and settlement expansion, all of which remain core parts of the survival experience.
How will shared-world co-op work in State of Decay 3?
One of the sequel's most significant additions is its shared-world multiplayer system.
According to Patzelt, the feature was developed in response to feedback from State of Decay 2 players who wanted a more meaningful cooperative experience. "When we looked at what State of Decay 2 players wanted, what they are really asking for, it was two things: better multiplayer, a true online experience with their friends, and they wanted that shared space."
Players will be able to make permanent changes to the same world, including building facilities, expanding settlements and progressing the community together. The game also supports untethered co-op, allowing players to stay together or split up across the map while contributing to the same shared save.
What's changing in State of Decay 3?
Combat is also receiving a substantial overhaul. Patzelt revealed that State of Decay 3 introduces both quick attacks and power attacks, expanding the melee combat system beyond the single attack button found in State of Decay 2. Zombie types are also being further differentiated, while the game's new "maker culture" philosophy encourages players to use improvised and customised weapons built from scavenged materials.
One example shown in the trailer was a modified machete fitted with additional blades and reinforcements, with visual upgrades affecting gameplay through different strengths and trade-offs.
When will State of Decay 3 launch?
Alongside the gameplay reveal, Undead Labs confirmed that State of Decay 3 is targeting a 2027 release window. The studio is currently running alpha tests and plans to expand access over time. "We've been working on this for a while and we're aiming for a 2027 release," Patzelt said.
Players interested in getting early access can sign up for the State of Decay 3 playtest waitlist through the official State of Decay website. The first wave of tests will be limited, with additional opportunities planned throughout the year. State of Decay 3 is currently scheduled to launch in 2027 for Xbox Series X|S, PC, cloud platforms, and Game Pass.
